Roof Repairs In Upton

Rain finding a way in somewhere on your Upton roof?

Mortar ridges, crumbling verges, perished felt and flat-roof leaks repaired on Upton's estate houses

A roof repair in Upton usually starts in the same few places. Much of the town was built in the 1970s and 1980s, and the details that were normal then - ridge tiles held only by mortar, sand-and-cement verges, bitumen felt under the tiles - are the parts wearing out now. We see the pattern in the streets off Poole Road, around Upton Crossroads and near Moorland Parade alike. Our job is to find which of those has actually failed on your house, fix that, and leave the rest alone if it's sound. The survey is free, and the price arrives in writing before anyone climbs a ladder with tools.

How we repair roofs in Upton

A repair on a forty-year-old roof has to be honest about what it can and can't achieve. These are the rules we stick to.

01

Leaks traced from inside

Water through a bedroom ceiling rarely got in directly above it. We follow the stain back through the loft, along the felt and down the rafters until we reach the real entry point, then photograph it so you can see it too.

02

Ridges lifted and refixed

Cracked mortar ridges are the repair we carry out most on Upton houses. We lift the tiles, clean them and refit them with mechanical fixings as current standards require, rather than smearing fresh mortar over the old and hoping.

03

Verges sorted for good

Mortar verges along gable ends crumble and drop onto drives and patios. A dry verge system swaps the mortar for interlocking caps screwed to the battens, which ends the cycle of repointing every few years.

04

Patches you can't spot

We source concrete tiles in the profiles common on 1970s and 80s estates. Where an exact match no longer exists, we take good tiles from a hidden slope for the repair and put the new ones out of sight.

05

Flat-roof leaks pinned down

On garages and extensions, water can travel a long way under felt before it drips. We find the split, blister or failed upstand and tell you plainly whether a patch will hold or the covering is finished.

06

No nudging towards a re-roof

If most of the roof is sound, we repair it. Only when felt has failed across whole slopes do we raise replacement, and we show you the evidence so you can weigh it up yourself.

Why Upton roofs fail where they do

Upton grew quickly and largely in one style, so the faults repeat from street to street. Estate roofs of the time were usually concrete interlocking tile over bitumen felt, with ridges and verges bedded in mortar. Mortar goes first: four decades of drying out in summer and soaking in winter loosen it until a ridge tile rocks or a lump of verge lands on the car. The felt follows, starting where it dips into the gutter at the eaves, exposed to sunlight and standing water.

The weather here isn't extreme, but it isn't kind either. The nearest Met Office stations, at Swanage and Hurn, both average around three quarters of the UK's annual rainfall. Wind is a different story - the red warning for Storm Eunice in February 2022 included Poole, whose houses run straight into Upton's. A loose ridge or a half-bedded verge is exactly what a gale finds first, which is why we'd rather fix those before winter than after.

If the felt under your tiles has failed right across the roof, a repair will only buy time, and our page on roof replacement in Upton explains what a full re-roof involves and what it costs.

"When someone in Upton calls us about a leak, nine times out of ten the cause turns out to be a ridge, a verge or the felt at the eaves - rarely the tiles themselves."

Step by step

How an Upton roof repair runs, start to finish

  1. 1

    Tell us what you've seen

A stain, a drip in the loft, a tile on the lawn - whatever prompted the call. Photos sent beforehand help us bring the right materials to the first visit.

  2. 2

    Free survey

We inspect from outside and from the loft. On houses of Upton's age, the felt and the ridge line tell us most of what we need to know about where the water is coming from.

  3. 3

    Fixed written price

You get a price for the repair itself, listing what's being replaced and how. If we spot something minor nearby, it's quoted separately so the choice stays yours.

  4. 4

    Safe access arranged

Many repairs on two-storey houses are done from ladders and roof ladders. If a tower or scaffold is needed and it has to stand on the pavement, we keep a clear way past for neighbours.

  5. 5

    The repair itself

Damaged tiles out and matched ones in, ridges and verges refixed mechanically, and torn felt at the eaves cut back and replaced, with an eaves support tray so it can't sag into the gutter again.

  6. 6

    Water test and loft check

Where it's safe to, we run water over the repaired area and check from the loft that it stays dry. Neighbouring tiles and the gutter get a look as well.

  7. 7

    Tidy up and report back

Old mortar and broken tile leave with us. You get before and after photos, plus a note of anything we'd keep an eye on over the next few years.

Our guarantee

Ten years on a new roof, written down and signed

When we replace a roof in Upton, the paperwork you're handed at the end will, on all but a handful of unusual jobs, include a 10 year guarantee on the work. If yours is one of the exceptions, you'll know at quote stage, not after. It names your address, says what was done and is dated the day we sign the roof off. It covers the installation itself, meaning the battens, membrane, fixings, the slates or tiles and the junctions where the roof meets walls and chimneys. If any of that lets water in through a fault in how it went on, we come back and fix it without charging you.

A guarantee that long only makes sense if the roof is built properly underneath, so it shapes the job from day one. Every slate or tile is mechanically fixed to the current British Standard rather than relying on its own weight, which matters on a stretch of coast where the wind arrives with nothing in its way. Breathable membrane goes on before the battens. Valleys, abutments and chimneys get proper lead or a tested dry-fix system, never a smear of mortar that cracks in its third winter.

Materials carry their own manufacturer cover on top, and that differs from product to product. Your paperwork says which one applies to your roof.

Repair, quick patch or new roof: the choice on an Upton house

On a 1970s or 80s roof the right answer depends mostly on the state of the felt. Here's how the three options stack up.

What an Upton roof repair costs

Most repairs we carry out in Upton fall between £150 and £1,500. These are the things that move a job within that range.

Which part has failed

Rebedding and dry-fixing a few ridge tiles sits at the low end. Replacing a run of perished felt at the eaves means lifting the bottom courses of tiles along the whole length of the roof, which takes longer and costs more.

Matching older tiles

Plenty of roofs in the streets off Poole Road and around Upton Crossroads still carry their original concrete tiles from the estate-building years. If the profile is still made, replacements are cheap; if not, sourcing reclaimed tiles or borrowing from a hidden slope adds labour to the bill.

Getting up there

Where there's room beside the house for a tower, access is quick and inexpensive. If the only space is the public pavement, scaffold needs more setting up, which adds time and cost to even a small repair.

Flat roof or pitched

A split in a garage roof can sometimes be patched for a modest sum. If the felt has blistered across the whole surface or the deck has gone soft underfoot, a patch won't last, and we'll price a new covering separately so you can compare.

Roof Repairs in Upton: your questions

Why do so many Upton roofs lose their ridge tiles?

Because most were bedded in mortar alone when the houses went up in the 1970s and 80s. Mortar shrinks, cracks and loses its grip over forty-odd years of weather, and a strong gust can then lift a loose ridge tile clean off. Current standards require ridges and hips to be mechanically fixed, so that's how we put them back.

Do you cover Upton for small roof repairs?

Yes. Upton is about 45 minutes from our base, at the far east of the area we work in, and we still take on small jobs here. We book Upton surveys in advance rather than calling in on the off-chance, and we'll be upfront if a job is so small that a nearer roofer would serve you better.

Do I need permission from Dorset Council to repair my roof?

Not for a like-for-like repair. Dorset Council is the planning authority for Upton, and Upton has no conservation area. The older village is covered by the Lytchett Minster Conservation Area, designated in 1998, and any listed building needs listed building consent for work affecting its character. Straightforward tile, ridge and felt repairs on Upton's estate houses don't involve the planning office at all.

Can you repair felt without taking the whole roof off?

At the eaves, usually yes. We lift the bottom courses of tiles, cut out the perished strip, fit new breathable membrane and an eaves support tray, then relay the tiles. If the felt has failed further up the slope as well, a patch won't last and a re-roof is the honest recommendation.

How long does a typical roof repair take?

Most ridge, verge and tile repairs take a few hours to a day. Eaves felt repairs along a full house front, or a larger flat-roof patch, can run to two days. We give you a realistic estimate with the written quote.
