Typical signs are slipped tiles every winter, nails rusted through, felt underneath that crumbles when touched, or battens gone soft. Older roofs often have tiles held on by gravity and a few nails. A new roof follows BS 5534, with single-lap tiles mechanically fixed and ridges and hips secured, which suits a valley that sees regular south-westerly gales.

Old bitumen felt traps moisture in the loft. A modern breathable membrane lets water vapour escape, which cuts the condensation that leads to damp timbers and mould.

We replace every batten, not just the obviously rotten ones. Treated, graded battens give fixings something solid to bite into for decades.

Most of the replacements we quote for in Wool are on later houses, typically with concrete interlocking tiles and old felt underneath. Those roofs may still look fine from the road, but the felt goes brittle, nails corrode and tiles start slipping. Once that happens across a whole slope, patching becomes a yearly expense, and a new roof makes more sense.
In the old village and the conservation area, replacements need more care. If your roof is slate and visible from the street, we'll normally recommend staying with natural slate, and we'll check with Dorset Council if any change in material is on the table. We don't re-roof thatched cottages, but for slate or tile houses near Spring Street, Holy Rood church and Woolbridge, we can strip, rebuild and reuse sound slates where possible.

We inspect the roof, loft and timbers, then talk through materials: slate, clay tile or concrete tile, along with costs and how each will look on your house.
Scaffold goes up around the house with edge protection. If any of it has to stand on the pavement, we plan that layout before work starts.
We remove tiles or slates, battens and old felt down to the rafters, setting aside any sound slates for reuse. Waste goes straight into a skip.
With the rafters exposed, we check for rot, woodworm or sagging. Any damaged timber is repaired or replaced and the loft insulation plan is agreed.
We lay breathable membrane, fix new treated battens and install new lead at chimneys, abutments and valleys so every junction is watertight.
The new covering goes on with nails, clips or hooks to BS 5534. Ridges, hips and verges are mechanically fixed, with dry systems where they suit the roof.
We inspect the finished roof, clear the site and take the scaffold down. You get completion photos and the 10 year guarantee, which we provide as standard.
When we replace a roof in Wool, the paperwork you're handed at the end will, on all but a handful of unusual jobs, include a 10 year guarantee on the work. If yours is one of the exceptions, you'll know at quote stage, not after. It names your address, says what was done and is dated the day we sign the roof off. It covers the installation itself, meaning the battens, membrane, fixings, the slates or tiles and the junctions where the roof meets walls and chimneys. If any of that lets water in through a fault in how it went on, we come back and fix it without charging you.
A guarantee that long only makes sense if the roof is built properly underneath, so it shapes the job from day one. Every slate or tile is mechanically fixed to the current British Standard rather than relying on its own weight, which matters on a stretch of coast where the wind arrives with nothing in its way. Breathable membrane goes on before the battens. Valleys, abutments and chimneys get proper lead or a tested dry-fix system, never a smear of mortar that cracks in its third winter.
Materials carry their own manufacturer cover on top, and that differs from product to product. Your paperwork says which one applies to your roof.

Most roof replacements in Wool cost between £7,000 and £20,000 or more. These are the factors that decide where yours lands.
A simple gable roof costs far less per square metre than one with hips, valleys and dormers. Extra junctions need more lead and labour, and that shows in the price.
Concrete tiles are the cheapest option. Clay plain tiles and natural slate cost more but last longer, and in Wool Conservation Area slate may be the only covering that looks right.
Older cottages in the village around Spring Street and Woolbridge often have tighter access and older timbers that need more repair. Later houses towards Bovington are usually easier to scaffold and quicker to strip.
If more than half the roof is renovated, Part L can require extra insulation. Replacing gutters, fascias and soffits or rebuilding a chimney while the scaffold is up adds to the cost but saves paying for scaffold twice.
As a rough guide, concrete tiles typically last 35-60 years, clay tiles 60-100 or more, and natural slate far longer. In Wool, debris in gutters and valleys and wind-driven rain can shorten that if the roof isn't maintained.
Re-roofing in similar-looking materials normally doesn't need permission. Inside Wool Conservation Area, changing materials should be discussed with Dorset Council first. We haven't found an Article 4 direction on house roofs in Wool, but listed buildings need listed building consent.
A typical house takes one to two weeks, depending on size, weather and whether we find timber damage. We keep the roof covered with temporary sheeting overnight and when rain is due.
Often, yes. Sound slates can be stripped, sorted and refitted, with new or reclaimed slates making up the shortfall. It helps keep the look of older houses in the village.
